Most banks, savings and loans, Finance companies and credit unions have websites that can be easily accessed from any internet capable computer. Many of these websites will have a link that will take you to a table showing their rates for the day. Rates do fluctuate on almost a moment's notice, so it is important to “lock in” a rate that is favorable.
If the institution of your choosing does not have a website or if the website doesn't list the daily rates, simply contact them by telephone. Any loan officer will be able to give you the rate and will also be able to tell you about any additional fees involved with financing a mortgage.
Currently, rates have started to increase as the economy slowly begins to recover, so now is an ideal time to purchase a home or reFinance your current home. The winter rates that hovered around 4% seem to be just a memory at this point, but rates under 6% are still simple to find. At most financial institutions, rates can be bought down by paying points on the loan. One point is equal to 1% of the loan amount, i.e., a loan of $100,000 would require $1,000 for one point.
Whether or not to pay the rate down with points depends upon the length of time you intend to own the home. The longer you pay on the mortgage, the more sense it makes to pay points and buy down the mortgage amount. Typically, one point will buy down the mortgage amount by a half percent, so a mortgage rate of 5% and zero points can be bought down to 4.5% by paying one point.
In addition to points, expect to pay an origination fee, a title insurance fee, and an appraisal fee, among others. Find out from your loan officer exactly what fees you should expect to pay, because you don't want to be surprised on closing day. A good loan officer will keep you informed during the approval process to make sure you are aware of progress or difficulties the financial institution is having before closing the loan.
